The process of finding qualified renters to fill a vacancy in a building can be a difficult and time sensitive process. With overheard high for each building in New York City, it’s important to find a real estate agent who specializes in renting apartments so that that each vacancy you have is filled in a timely manner.

That’s where I come in — my name is Sam Moritz, and I’m a real estate agent of almost six years (it will be six in January of 2023), and I specialize in working with landlords to rent their apartments across the five boroughs of New York City. I have worked with the same brokerage — EXR, a mid size brokerage focused on leasing, and based in Williamsburg — for the majority of my career, but I have also spent some time working at Corcoran and a few other brokerages and have gained some valuable perspective from working in different environments.

For the past five and a half years, I have cultivated relationships with a network of New York City landlords, who consistently rely on me to rent their apartments. For these landlord clients, I manage all parts of their renting processes — from providing pricing suggestions, listing, marketing, and showing the unit to prospective tenants, and then collecting renters’ paperwork, as well as handling the signing of the lease for each apartment, and also, if needed, facilitate key drop off for new tenants. You never need to sign exclusive paperwork with me to begin working with me — many of the landlords I work with simply call, email, or text me, with the apartment information (location, price, and how I can access the unit), and I immediately list, market, and begin showing the apartment. There is a very quick turnaround between you telling me what apartment needs to be listed and it actually being listed and marketed on all appropriate websites. In some cases, if you have a large project that you need handled, I will work with another agent or two at EXR to help show the property, but you can still count on me to be your point person regarding the apartments, but you are free to speak to the other agent, as well. We can work in whatever manner you prefer.

I provide daily feedback about how the renting is going to the landlords I work with. I’ll be able to tell you, after a few days of the unit being listed, if the price is appropriate for the apartment in the current market based on how many leads I have received for the unit and how many prospective renters I have shown the space to. As long as the apartment is priced appropriately, I can almost 100% guarantee that the apartment will be rented on time, within 30 days or less, and you will have no vacancy in the unit. If it is not rented within 30 days, then I am not doing my job correctly. Every possible new tenant that reaches out to me is responded to in a timely manner, and everyone that wants to view the apartment will be provided with a showing. I take this job seriously because it is how I support myself and I understand how important it is to provide timely and professional service to the landlords I work with — I would never want to jeopardize my relationship with a landlord by providing poor service or not getting the unit rented on time.

I have learned a lot throughout my six year real estate career, and have greatly enjoyed my time at EXR. We have three offices — I work out of EXR’s Bushwick office. Because we are a smaller, leasing focused brokerage, there are less restrictions around marketing apartments. In September of 2019, I left EXR and tried working at Corcoran and then Citi Habitats (before they became Corcoran), but the rigidity of their offices and the rules around marketing for rentals made working there more difficult than it needed to be. I returned to EXR in the beginning of 2020 and have not left since.

Many of my current landlord clients would say that they enjoy working with me because I am honest, reliable and that I communicate with them often. I understand that their building or buildings are their most important asset, and I would never want to do anything to damage a relationship with a landlord — you are the ones that give me the listings and I want to have a long term relationship with each client.
