If you own a commercial property in Brooklyn, one question matters more than anything else:
“Am I getting the highest possible rent for my space?”
I recently worked with the owner of a building at 313 Knickerbocker Avenue in Bushwick to lease both of their commercial units—and the results highlight what it takes to maximize value in today’s market.
The property sits on the corner of Knickerbocker Avenue and Hart Street, one of the most active retail corridors in Bushwick. With strong foot traffic and excellent visibility, the location already had a lot going for it—but that alone doesn’t guarantee top-dollar offers.
What made this listing especially compelling was the existing infrastructure. Both spaces included built-in kitchens with gas lines and stoves—something that restaurant tenants are constantly searching for in NYC. This significantly reduced the upfront cost for potential tenants and made the space stand out immediately.
Once we brought the space to market, the response was strong—especially for the front retail unit. I handled a steady flow of inquiries and conducted frequent showings over a two-month period, creating consistent competition among interested tenants.
And that’s really the key.
The goal isn’t just to rent your space—it’s to create enough demand that tenants compete for it.
After multiple offers came in, the owner ultimately chose the strongest one, and we secured a premium rent for the front space with a new ramen restaurant that is now under renovation.
What This Means for Brooklyn Property Owners
Every commercial space is different—but the strategy to maximize value is often the same:
- Price it correctly from day one (not too high, not too low)
- Highlight valuable infrastructure (like kitchens, gas, or venting)
- Market the property aggressively
- Create competition among tenants
When those pieces come together, you don’t just rent your space—you put yourself in a position to choose the best tenant at the best price.
