Where Is NYC Real Estate Going in 2026?

As we move into 2026, many buyers, sellers, and landlords are asking the same question: where is real estate headed in New York City?

I had a strong year in 2025, and I’m expecting — and actively working toward — even more growth and opportunity in 2026. From what I’m seeing on the ground, the NYC real estate market is entering a period of cautious optimism.

NYC Real Estate Outlook for 2026

Some real estate experts are predicting that 2026 will be stronger in terms of sales volume, particularly as interest rates begin to ease slightly. Even modest rate decreases can have a meaningful impact in NYC, encouraging more homeowners to list their apartments and buildings.

With increased inventory, buyers may have more options than they did in recent years. At the same time, NYC rental prices are likely to continue rising, driven by consistent demand and limited housing supply — a familiar trend in New York.

Will More NYC Owners Sell in 2026?

I believe changing interest rates will push more owners to seriously consider selling. In addition, now that the mayoral election is behind us, buyers and sellers seem to be approaching the market with a renewed sense of clarity.

Toward the end of 2025, I heard repeatedly from owners who were waiting to see the outcome of the mayoral race before deciding whether to sell or rent their apartment or building. With that uncertainty resolved, many are now ready to move forward.

Why NYC Remains a Strong Real Estate Market

New York City continues to be a strong place to own property and to work in real estate. There is always demand here — whether for apartment rentals, condo and co-op sales, or investment buildings. While the market shifts from year to year, NYC real estate remains resilient.

Looking Ahead to 2026

On a personal note, I’m genuinely excited about what’s ahead. 2025 was a great year: I moved uptown to Manhattan (while still working primarily in Brooklyn), and I got engaged to my girlfriend, Elizabeth. We’ll be getting married later this year, and I’m very much looking forward to it.
