Selling Development Sites Off Market in NYC: A Bushwick Case Study
In many cases, I prefer selling commercial properties off market. There’s less pressure to publicly list the property, and it allows me to work quickly and creatively to connect sellers with serious buyers.
Last June, the owner of a vacant lot at 342 Central Avenue in Bushwick told me he was open to selling it for $1,235,000. The price sounded aggressive, but not unrealistic. The lot measured 25 by 100 feet, and similar-sized parcels in Bushwick had recently sold for around $1,000,000. What made this site different was its corner location, which is typically more valuable to developers.
The owner did not want to formally list the property, but he gave me permission to quietly market it off market and find a buyer.
I researched developers who had recently purchased land in Bushwick and Bed-Stuy and reached out directly to groups actively building condos in North Brooklyn. Within a few weeks, I found a buyer willing to pay the seller $1,235,000, with my commission paid separately. The buyer paid a premium because of the corner lot and plans to develop the site into new condominium units.
This off-market sale stood out because many people had not seen lots of that size trade at such a high number in Bushwick. It demonstrated what is possible when a development site is positioned correctly and marketed to the right audience.
