Why In-Unit Laundry Makes Brooklyn Apartments Rent Faster

A few weeks ago, I wrote about how much renters value in-unit laundry when searching for apartments in NYC. A recent experience reinforced that lesson.

I was listing two one-bedroom apartments in a brand-new building in Bed-Stuy, Brooklyn. Both were listed at the same price, but each had very different features:

  • Third-floor unit: Smaller, less natural light, included an in-unit washer/dryer.
  • Fourth-floor unit: Slightly larger, private outdoor deck, but no in-unit laundry (the building had no laundry; a laundromat was across the street).

Both apartments rented within a month — which is generally the expected timeline for NYC rentals.

However, the unit with in-unit laundry rented first, despite being a little smaller and darker. It received noticeably more interest than the fourth-floor unit with outdoor space.

This confirmed what recent studies and articles have suggested: while outdoor space is valuable and can sometimes justify higher rent, renters prioritize convenience features like in-unit laundry.

If you’re renting an apartment in Bed-Stuy, Williamsburg, or other Brooklyn neighborhoods, consider the following:

  • In-unit laundry is highly desirable. Even small units with laundry can rent faster than larger units without it.
  • Outdoor space is attractive, but it may not compensate for the lack of essential conveniences.
  • Proper marketing and presentation of your unit can highlight these features and shorten the time it sits on the market.
