Recently, a condo owner, who was looking to rent his apartment, asked if I thought he should slice up his living room to make a third bedroom inside of it. Would this get more money in rent?
I said: it might, but maybe only a small amount, and it’s not guaranteed, especially if this new bedroom would be small and not have a closet. It’s also not a good idea to lose almost your entire, bright living room.
Right now, the living room was large and sunny. Renters and homeowners want natural light and they want places to hang out that are not their bedrooms. They don’t want small makeshift bedrooms which don’t have closets. Increasing bedroom count doesn’t always equal more money, especially if you’re subtracting from a big living room.
If you’re considering trying to work another bedroom into your apartment in an attempt to increase its value, I urge you to reconsider.
A proper living room with good natural light is a valuable asset. It might more valuable than adding another small bedroom into the apartment.
