A few weeks ago I wrote about how much renters value laundry when searching for apartments to rent in NYC.

Coincidentally, at the time, I was listing two apartments for rent in a brand new building in Bed-Stuy. Each were one bedrooms, each listed for the same price. One unit was on the third floor. This unit didn’t receive a lot of natural light, but had an in-unit washer / dryer.

The other unit was on the fourth floor, was slightly larger (not by much, but still), had a large private outdoor deck, but no washer / dryer in unit. The building also had no laundry — but there was a laundromat across the street.

Both units rented within a month (this should be the timeline in NYC for all apartment rentals — all units should rent within 30 days of listing). But the apartment with in-unit laundry, despite being a little smaller and a bit darker, rented first. It definitely had more interest than the one on the fourth floor.

I was not surprised that the one with laundry rented before the one with a private deck. Outdoor space is great, and can definitely result in getting more money per rent per month, but in-unit laundry is definitely more desirable.

It was a timely experiment considering recent articles being written about how renters really want laundry in their apartments.
